Fairway Acres is nestled on 22 acres near the Village Green in Monroe. There is a community building with a kitchenette where the tenants can socialize and entertain their guests. Fairway acres is not an assisted living facility. Each tenant is responsible for their own care. If help is needed, the individual must contract with a private agency for home care. Mail is picked up by each individual in the community building. There are two washers and two dryers in the community building to be used by the tenants at their own expense. Fairway Acres offers no transportation, but the local senior center offers a van service to doctors and the senior center. Fairway Acres was built with State funds.

Waiting List

All acceptable applications received by the Administrator will be pulled in random order each month and placed on the waiting list. The applicant will be notified by receipt for the application. If the application is not complete, the administrator will notify the applicant by letter stating what the missing items are. The applicant must then send the needed forms before the applicant’s name can be added to the waiting list. To receive an application, a person must pick it up in person during a scheduled appointment in which they may also see an apartment. The waiting list is approximately one and a half to two years long.

Vacancies

Upon notification of a vacancy, the Administrator will begin contacting people on the waiting list. If an applicant declines the offer of an apartment, their name will be moved to the bottom of the list. If an applicant declines a second time, their name will be removed from the waiting list. The applicant may reapply after a waiting period of not less than twelve (12) months from the date their name was dropped from the list.

There are thirty (30) units in the housing complex. Of these, seven are for married couples, and three are handicap accessible units. All of the apartments are one bedroom units, although the apartments for married couples and handicapped individuals are slightly larger.

To apply, an individual must be:

  • 62 years of age, or
  • Certified as Totally Disabled.

The maximum annual income limits are:

  • Single: $35,150
  • Double: $42,150
  • All income must be considered.

Income source may include:

  • Social Security Benefits
  • Pension income
  • Interest on bank accounts
  • Dividends from stock
  • Wages
  • Rents received
  • Alimony

How Rent Is Calculated

The rent that a person will be charged is approximately thirty (30) percent of the individual’s income. The entire gross income of the person is used. Medical deductions, including the fee paid to Medicare are subtracted. Thirty percent of this adjusted income is then calculated and the individual is given a small utility allowance. The rent is based solely on the income of the individual and there is no limit as to what is paid.
